One-to-one reconstruction schemes are being actively pursued in the Gangnam area of Seoul.

According to the real estate industry on March 6, 6,000 households have been carrying out a one-to-one reconstruction project over the past three years, mainly in the Gangnam area of Seoul. One-on-one reconstruction is to completely demolish old apartments and rebuild as many as union members. Members must pay for all reconstruction costs except for land costs, but they can build as large a flat as they want. In addition, since there is no profit through general sale, there is no need to pay back excess profits, and the selling price cap is not applied.

The real estate industry expects the average selling price per 3.3 square meters of apartments located on the Han River side of Seoul to be 100 million won by the end of this year. Therefore, the prospect that the sooner you build, the greater the profit margin will be. It is supported by the abundant demand for Gangnam area, which is filled with rumors that 100,000 people will be submitting a proposal on the 9th. Lamy Celitus, who moved in August 2015, doubled the average selling price per 3.3§³ from 20 million won to 40 million won. In the case of Acro River View, which is scheduled to move in June, the average selling price per 3.3 square meters was 80 million won.

Real estate specialists are paying hundreds of millions of dollars in taxes and applying high-quality finishing materials to build high-quality apartments. Cho Hyun-wook, vice president of Daegu Economy Research Institute, said, "The one-to-one reconstruction scheme does not require a general sale, so there is little risk of unsold housing," he said.
